Brisa is your private boutique coastal condo inside GulfPoint Condominiums, a resort-style complex. It pairs the space and comfort of home with the complex's amenities just outside your door.

POOL DAYS MADE EASIER - Resort-style pool and hot tub are just steps from Brisa—convenient for quick returns for sunscreen, pool toys, lunch or a midday break. The pool area also offers a covered swimming section, a shaded children’s pool and covered poolside seating for families who want time away from direct sun.

PRIVATE BEACH ACCESS WITH MORE ALONG THE WAY
The complex's private beach-access route adds practical beach-day conveniences: a beachfront restaurant/bar, snack bar, public restrooms, showers, and beach umbrella and lounge-chair rentals are available along the access route or beach area.

RESORT-STYLE RECREATION BEYOND THE POOL: Guests can also enjoy the complex’s tennis and pickleball courts, basketball and soccer areas, fitness room, game room, children’s playground, BBQ areas and covered picnic seating.
The complex requires all guests to wear wristbands while using its shared amenities.

Brisa’s standard sleeping arrangement accommodates all 8 registered guests, including children and infants, within the bedrooms:
• Primary bedroom: 1 king bed, 1 twin daybed and 1 pop-up twin trundle.
• Guest bedroom: 2 queen beds; a folding twin rollaway bed is also available.
• 2 full bathrooms.

Park up to 2 vehicles in the complex’s covered parking area—an especially welcome convenience in the Texas heat. The gated community has coded entry and a guard station.

MEASURED MOBILITY FEATURES
A ramped route reaches Brisa without transitions higher than approximately 2 inches. All exterior entry doors to Brisa provide a 33-inch clear opening.
The primary bedroom also has its own direct exterior entrance through a 33-inch clear opening, a 30-inch doorway connecting it to the rest of the condo, a 28-inch bathroom doorway and a zero-threshold shower.

SOUTH-ISLAND LOCATION
Brisa is near the Queen Isabella Causeway entrance on the south end of South Padre Island. Eighteen dining options are within walking distance, including breakfast, coffee, waterfront seafood, Italian, Japanese, tacos and casual meals.
Beach Waterpark and Isla Blanca Park are nearby, along with popular SpaceX launch-viewing areas.
Public Tesla Supercharger and ChargePoint stations are approximately 0.2 miles away.

WRISTBANDS
GulfPoint Condominiums requires wristbands for all guests. Wristband fees apply to adults and children ages 7 and older and are not included in your reservation. Prices are per person for the entire stay. Cash only.
WRISTBANDS PRICES
• March 1–31: $35
• June 1–July 24: $20
• Last week of July and first week of August: $35
• Holidays and holiday weekends: $20
• All other dates: $10
Wristbands must be worn while on the property. A replacement fee applies to lost wristbands.

GUEST CAPACITY
• Maximum 8 guests total, including all children. Exceptions cannot be accommodated.
• The number of adults and children registered with GulfPoint must match your reservation.

SELF CHECK-IN & REGISTRATION
Self check-in is available upon arrival. The complex requires a brief guest registration at the on-site office upon arrival or by 11:00 a.m. the following day
You’ll need:

• A copy of the booking guest’s government-issued ID
• Their mailing address and cell phone number
• Names of all guests, including children
• Each vehicle’s year, make, model and license plate number

PARKING
• Maximum 2 vehicles, including golf carts.
• Parking permits must be displayed at all times while on the property.
• Covered garage clearance: approximately 7.5 feet.

Rates & Availability

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 14 days away at time of booking.
